Rewiring During a Renovation: How to Plan the Sequence

Electrical work is easier to coordinate when it is included in the renovation programme from the start. Waiting until walls are decorated or a kitchen is fitted can limit options and cause avoidable rework.

Not every renovation requires a full rewire. Have the existing installation assessed and agree the necessary scope before using the word rewire as a catch-all for every electrical change.

Agree the layout before first fix

First fix generally concerns the routes and infrastructure installed before finishes close them in. The precise scope varies with the project, so agree it with the electrician and other trades.

Confirm lighting positions, switches, sockets and major appliances against the actual room plans. Include fitted furniture and door swings. Late changes can affect both the electrical installation and the surrounding building work.

Coordinate access with the other trades

Discuss when floors, walls and ceilings will be accessible and who is responsible for opening and making good. Kitchen fitting, plumbing and plastering can all affect electrical routes and access.

A shared programme should identify the points when the electrician needs to inspect or complete work before it is covered. Do not close up areas simply because another trade has finished its own task.

Plan for living in the property

Ask what areas may be out of use, how power interruptions will be managed and whether remaining in the property is practical for the agreed scope. The answer depends on the work and household needs.

Tell the electrician about home working, accessibility requirements and essential equipment. Temporary arrangements need proper planning; improvised extension leads are not a substitute for that discussion.

Understand second fix and completion

Second fix generally includes fitting accessories and equipment once the relevant finishes are ready. Testing, verification and commissioning still need to be completed as appropriate before the work is handed over.

A fitting being in place does not necessarily mean the circuit is ready for use. Follow the electrician's instructions about access and operation during the project.

Keep changes and handover clear

  • Record changes to positions or equipment before they are carried out.
  • Agree any effect on cost and programme.
  • Confirm responsibility for decoration and making good.
  • Request the relevant electrical documentation and any required building control confirmation.
  • Ask for an explanation of new controls and circuit identification.
